Brokers, agents, wholesalers, contractors, and title reps who work with real estate investors.

Start the partner conversation

Bring a relationship, a deal, or just an idea.

This is for collaboration - not a borrower quote. Tell William who you are and what you would like to explore.

Most people in this business have a file they can't place. The buyer is real, the deal is real, and the property is exactly the kind of thing a bank won't touch - a gut rehab, a vacant rental, a build with a hard closing date. It sits in the pipeline until it dies.

That's the file worth a phone call. Investor financing is what William does all day, and the answer comes back quickly enough that you can tell your client something useful the same week rather than the same month.

  • Mortgage brokers

Investor files that fall outside agency guidelines - non-owner-occupied, rehab-heavy, DSCR, or short-timeline deals.

  • Agents & wholesalers

Buyers who need to close faster than conventional financing allows, or on property a bank won't lend against in its current condition.

  • Contractors & builders

Clients who have the project but not the capital stack, and ground-up builds that need draw-based funding.

  • Title & escrow

Transactions that stall because financing fell through late and the buyer needs another route to the table.

Partner FAQ

How referrals work.

What kind of deals should I send?

Business-purpose investor deals: fix and flip and rehab, ground-up residential construction, rental and DSCR, and bridge. If it's non-owner-occupied and the borrower is an investor, it's worth a conversation. Consumer mortgages and owner-occupied primary residences aren't a fit.

What do you need from me to look at a deal?

The property, the numbers, and the timeline - same as a borrower would send. The quote form below covers it, and adding your name in the notes field is enough to flag it as a referral.

How does the relationship work?

That's a conversation rather than a form. Structures vary by state, by transaction, and by what makes sense for both sides, so it's better handled on a call than assumed from a webpage. Get in touch and William will walk you through it.

Will you go around me to my client?

No. Bring it up on the first call and William will be explicit about how the file is handled and who talks to whom.
