What this website is

This website describes business-purpose real estate financing available through Simple Money Lenders and provides a way to send a deal for review. It is informational. Nothing on it is an offer of credit, a commitment to lend, or a solicitation in any state where the applicable program is not available.

Business-purpose lending only

The financing described here is for business-purpose loans on investment property. We do not offer consumer mortgages and we do not lend on owner-occupied primary residences. By submitting an inquiry you confirm that you are seeking financing for a business purpose.

You also confirm that you are at least 18 years old and that the information you provide is accurate to the best of your knowledge.

Program guidelines are not approvals

Loan sizes, leverage figures, credit minimums, debt service coverage ratios, terms, and eligibility criteria shown on this site are program guidelines. They describe maximum or minimum parameters and they change.

Meeting a published guideline does not mean a loan is approved or available. Every loan is subject to borrower, property, transaction, state, underwriting, and final approval by the lender. No approval, rate, term, closing date, or proof of funds is created by anything on this website.

What submitting the form does

Submitting the inquiry form sends your deal to William so he can review it and follow up. It is not an application for credit, it does not authorise a credit check, and it does not create any obligation on either side.

By providing your phone number and email address you agree that we may contact you about the inquiry you submitted. You can ask us to stop at any time.

Accuracy

We work to keep this site accurate and current, but content may become out of date between updates, particularly program guidelines. If something here conflicts with the current lending program or with a document you have been given, the document and the current program govern - not this website.
